What It's Like to Live in Pass-a-Grille

Pass-a-Grille is the southern tip of Long Key in St. Pete Beach, a narrow strip with the Gulf of Mexico on one side and the Intracoastal Waterway on the other, inside ZIP 33706. It was its own town until it was incorporated into St. Pete Beach in 1957, and its historic district was listed on the National Register on October 19, 1989, then expanded in 2003 north to 32nd Avenue. The Don CeSar, the pink Mediterranean and Moorish resort that opened in 1928 on the north side of Pass-a-Grille, anchors the northern edge of the same map. Housing is a mix of historic cottages, Gulf-front and channel-front houses, and condominium units in small and mid-size buildings. The public beach at 900 Gulf Way has food service, restrooms and metered parking.

A National Register Historic District

The Pass-a-Grille Historic District was listed on the National Register on October 19, 1989. A 2003 expansion extended it along Pass-a-Grille Way, Gulf Way and Sunset Way to 32nd Avenue and added 354 historic buildings.

Questions People Ask Most About Pass-a-Grille

Who is the agent behind this Pass-a-Grille guide?

I'm Joan H. Walker, a Senior Broker Associate with Sunshine Professional Realty Corp, licensed in Florida since 1988. I live and work in Pass-a-Grille. My practice is residential real estate, including three neighboring St. Pete Beach communities: Pass-a-Grille and Don CeSar, Vina del Mar, and Belle Vista. I specialize in listing single-family homes as well as condominiums in these areas. I bring hands-on experience to every client to properly address marketing, inspections and financial issues. If it's a condo, I address ownership transfer requirements involving financials, Reserves and general stability in individual condominium projects.

What is the Pass-a-Grille housing market doing right now?

Prices are holding while time on market stretches. Redfin puts the Pass-a-Grille median at $1,187,500 for the three months ending July 2026, up 2.7% year over year, on 10 sales. The median home took 135 days to sell, up from 53, and closed at 94.2% of list.

How much does a home in Pass-a-Grille cost?

It depends heavily on whether you are buying a unit or a house. The recent three-month median sale price was $1,187,500. On September 29, 2026 the 22 active listings ran from $379,990 to $6,999,000, with 32% under $700,000 and 23% at $2 million or more.

How long does it take to sell a home in Pass-a-Grille?

Plan on months, not weeks. Redfin's median was 135 days on market for the three months ending July 2026, 82 days longer than a year earlier, and sellers closed at 94.2% of list price on average. Pricing it right at the start matters more here than a later reduction.

What kinds of homes are in Pass-a-Grille and the Don CeSar area?

Historic cottages on the old grid, Gulf-front and channel-front houses, and condominium units in small and mid-size buildings. Of the 22 active listings Redfin showed on September 29, 2026, eight carried unit numbers, from $379,990 to $1.1 million; the rest were houses and lots.

What should I check before buying a Pass-a-Grille condo?

Ask for the milestone inspection report, the structural integrity reserve study, the current budget and reserve balance, and recent board minutes. Florida applies milestone inspections to condominium buildings three habitable stories or more, and those findings, not the view, usually decide what the unit will cost to own.

What HOA or condo fees should I expect in Pass-a-Grille?

There is no single number, because Pass-a-Grille runs from nine-unit historic buildings to larger Gulf-front associations. The fee reflects each building's budget, insurance and reserve funding. I compare the fee against the reserve study, since a low fee on an older building can mean an assessment is coming.

What is there to do in Pass-a-Grille?

The public beach at 900 Gulf Way, the Suntan Art Mart beside Paradise Grille on Saturday mornings, and a walkable historic district listed on the National Register in 1989. The Don CeSar, open since 1928, anchors the north end with restaurants and a refreshed ballroom that debuted in 2026.
